PUBLIC NOTICE IS HEREBY GIVEN that, in accordance with the Community Planning Act, S.N.B. 2017, C.19 and amendments thereto, and section 15(4) of the Local Governance Act , S.N.B. 2017, C.18, the Council of the Village of New Maryland intends to consider proposed by-laws to repeal and replace Municipal Plan By-Law No. 03-2016 and Zoning By-Law No. 04-2016 to harmonize these by-laws with recent revisions to the Community Planning Act, and to consider further requested amendments to the respective by-laws.

 

In addition to the repeal and replacement of Municipal Plan By-Law No. 03-2016, proposed Municipal Plan By-Law Amendment No. 03-01-2019 includes:

1) the proposed re-designation of a small portion of the property at 618 New Maryland Highway (PID 75347989) from an Institutional to a Residential land use to allow for a minor adjustment to the mini-home park land use boundary;

2) the proposed re-designation of a portion of the properties at 210 New Maryland Highway (PIDs 75259945 and 75061945) from a Residential to a Community Commercial land use to allow, subject to terms and conditions, for the future development of two proposed commercial buildings comprising of business and personal services tenant space and retail space.

 

In addition to the repeal and replacement of Zoning By-Law No. 04-2016, proposed Zoning By-law Amendment No. 04-01-2019 includes:

1) the proposed re-zoning of a small portion of the property at 618 New Maryland Highway (PID 75347989) from an Institutional (I) Zone to a Residential Mini-Home Park (RMHP) Zone to allow for a minor adjustment to the mini-home park zoning boundary;

2) the proposed re-zoning of a portion of the properties at 210 New Maryland Highway (PIDs 75259945 and 75061945) from a Residential (R-2) Zone to a Community Commercial (CC) Zone to allow, subject to terms and conditions, for the future development of two proposed commercial buildings comprising of business and personal services tenant space and retail space;

3) the proposed re-zoning for a portion of the properties at 210 New Maryland Highway (PIDs 75259945, 75061945, 75259937 and 75422535) from a Residential (R-2) Zone to a Residential (R3) Zone to allow, subject to terms and conditions, for the potential future development of semi-detached, townhouse/row dwellings, and/or apartment dwellings; and

4) the proposed re-zoning of 6 Baker Brook Court (PID 75065078) from a Residential (R-2) Zone to Residential (R3) Zone to allow for the future development of a three-unit townhouse/row dwelling.

 

Copies of the proposed by-law amendments may be inspected at the address below between the hours of 8:30 a.m. and 4:30 p.m., Monday through Friday, excluding civic holidays, or online at the Village website at www.vonm.ca. by searching “Proposed By-Laws”.

 

A PUBLIC HEARING will be held at 6:30 p.m. on Wednesday, March 13, 2019 at the New Maryland Centre, 754 New Maryland Highway, New Maryland, New Brunswick as the time and place to consider comments in support of, or opposition to the proposed amendments. Any person wishing to speak for or against the proposed By- Law amendments may do so at this time. Written comments in objection to, or in support of, the proposed By-Law amendments will also be received by the undersigned until 4:30 p.m. on Wednesday, March 13, 2019. Written objections or support on these matters shall not be accepted after the Public Hearing.

 

Village Council will give consideration to the First and Second Reading of the proposed by-law amendments at the March 20th, 2019 Council meeting commencing at 7:30 p.m.at 584 New Maryland Highway, New Maryland, New Brunswick.
